Landlords’ Responsibilities

By law, landlords must ensure that their rental properties are electrically safe. Since July 2020, private landlords in England are required to have an EICR carried out at least every 5 years or at the start of a new tenancy.

This means:

All fixed electrical installations must be inspected by a qualified electrician.
Any “unsatisfactory” findings must be repaired or investigated within 28 days.
A copy of the report must be provided to tenants and, if requested, to the local authority.

Failure to comply can result in significant fines and, more importantly, puts tenants at risk.
